Secured homeowner loans are a great option when you are looking to buy a new house, refinance your existing house or possible even make an investment in a large business endeavor. There are some real advantages to securing the homeowner loan. Mainly you will reduce your interest rate. However there can be some pitfalls to be aware of as well.

First lets talk about what a secured homeowner loan is. This is basically a mortgage. It is secured because you are promising your home in the case that you for some reason cannot repay the loan. So if you fall on hard times the bank and come and take your house and sell it to make their money back. This is true not matter what you are using the money that your borrow for; to buy a new home, refinance your existing home, or invest the money elsewhere.

The main advantage for the consumer in securing a homeowner loan is that it will reduce you interest rate compared to an unsecured loan. This is because the loan will be considered less risky to the bank because if need be they can take your home and sell it. The lower the risk the lower the interest rate and the higher the risk the higher the interest rate.

While everything sounds good about a secured loan (lower interest rate, less risk, etc) there can be some pitfalls. Mainly that while it is less risky for the bank, it is really more risky for you. If for some reason you fall on hard time and cannot repay the loan you are going to lose your house. So the price you pay for a low rate could be your house!

So over all secured homeowner loans can be a great option if you a buying a new home, refinancing an existing home, or need money for a major investment (usually for a small business). They will keep your costs low and will likely be easier to get approved. However you need to keep in mind that while you are reducing the banks risks to get all these benefits you are at the same time increasing your risk because you could lose you home.
